This multi-use development project consisting of a Bar, two Restaurants and Office space was one of the first to get going following the Christchurch earthquakes, and had a high public profile due to its prominent location on one of the city’s major intersections.
Octa’s role was to coordinate the various inputs and to assist the developer to negotiate a GMP type construction contract. The programme was very tight, and became difficult when the foundation design was re-visited after the contractor was on site due to the variability of ground conditions. Octa also fulfilled the Engineer to the Contract role for the NZS 3910 contract.
At the time there was much speculation about the opportunities and architectural form of the new city, and this project came under close scrutiny.
The actual site was very small with limited access and laydown area available. The design was “fast-tracked” with input from the developer and two key tenancies each of whom had very specific requirements.
The “fast track” nature of the multi-tenancy development and the special fit-out of the Carlton Bar made this a unique and exciting project.
