Octa was engaged to project manage the modernisation of this inner-city block in Lorne Street, an ex-industrial building dating back to 1917 and converted into 50 apartments in 1994 with below-ground car parking.
The project entailed replacing the roof and lightweight cladding to the later extensions, together with the balconies. The project also includes the renewal of the internal lift and a new Art Deco entry.
Octa needed to manage a fresh design process with the Architect, Cladding Engineer and Structural Engineer to produce a solution that met the restricted loadbearing capacity of the existing structure together with double skinned drained cavity cladding system that met the weatherproofing requirements of Auckland Council.
In addition, Octa devised a strategy for installation that did not require the tenants to relocate during the renovation work - apart from eight 4th floor tenants where the roof was also being replaced.
The project team included timber and cladding specialist consultants who reviewed construction at every stage of delivery in conjunction with Council and the Contractor (effectively a CM4/CM5).
